  1. Doesn't my MLS provide me with a list of expired listings? Why would I need your service?

    Yes. Your MLS provides expired listings - but just the listings. Our service is needed because most times, if not all of the time, those expired listings have incomplete or inaccurate information about the homeowner. This requires you to spend a significant amount of time researching each property in order to find the correct homeowner phone number or mailing address. By using REDX you don’t have to spend hours trying to track down a homeowners contact information. We do the research for you (tax records, consumer databases, public and private records, cross check against DNC etc). So when you use expireds as a lead source you can spend your time contact the owner, not trying to find out who the owner is - saving you time and money.
  2. How does REDX work?

  3. Why is REDX the number one expired, FSBO, and pre-foreclosure provider in the industry?

    While there are many unique details of our service, the most notable is the accuracy of the data we provide. A recent data study proved that REDX provides you a better opportunity to contact more people in less phone calls. REDX delivers over 60% more accurate phone numbers than our nearest competitor. The study results were substantiated by an extensive data quality study conducted in 2011 with the assistance of BYU Statistics Professor, Dr. Gilbert Fellingham, PhD. Ultimately, you speak to more people in a comparable amount of time when compared to our competition. More contacts equals more listings equals more money.
  4. Where does REDX get the property information and phone numbers?

    Expireds: expired listings come from your MLS. Depending on your MLS, the listings are imported automatically or you as the agent import them daily. We then supplements the information by researching through a large number of public, private, and proprietary tax and consumer databases to make sure you maximize the opportunity to get in touch with the right person.
    FSBOs: We scour thousands of websites, newspapers, penny savers, and FSBO sites, both nationally and locally, for every for sale by owner ad. Each lead is analyzed for the essential information. We research and complete any missing property and homeowner information that was not found in the original advertisement so you can spend your time talking to the client.
    Pre-foreclosures: Most of the information for these leads comes directly from the county records. As soon we can access the updates to county records we pull the NODs, NOS, Lis Pendens, and other documents types to deliver to our clients. Then we take the property address and run it through the High Octane process to find the best phone number to contact the homeowner.
  5. What is High Octane?

    "High Octane" is the new set of formulas, algorithms, and processes by which we obtain the highest quantity of quality phone numbers for property owners. Simply put, High Octane is the new enhancement to the REDX Expired and Pre-Foreclosure lead products that increases the potential number of homeowners an agent can contact on the phone. Currently our "Octane" level (the amount of homeowners contacted compared to phone calls made) is 60% better than our nearest competitor.
  6. Do you provide cell phone numbers?

    Yes. Because we search public, private, and proprietary databases that include consumer data, many of the phone numbers we find are cell phones. You will receive results that include cell phones and landlines. These results reflect the High Octane formula of which phone numbers will most likely get you in touch with the property owner.
  7. How do I get the leads?

    The leads are imported into our unique REDX Lead Manager. Depending on your MLS, expired listings are either automatically imported or imported from a file received by first going to your MLS and exporting all new expired listing. Then we supplement, correct, and complete the listing and homeowner information so you have the best expired leads.
    The FSBO and pre-foreclosure leads are imported automatically from REDX servers every day.
  8. How often do I get my leads?

    All the leads are delivered through our lead management program which you can download on up to two computers. You can log in as often as you'd like to retrieve the leads for your use.
    Our FSBOs are update every 24 hours, so if there are new leads in your area, typically, you will receive them within 24 hours if you are logging into the system every day.
    We provide foreclosure leads as often as the county makes them available, which could be as often as every business day, or as infrequent as once a month, depending on the county.
    Listings expire at midnight and are available for research the following morning as long as you go through the process to import them the very next day.
  9. Does everyone get the same info as me?

    The area from which you’ll receive leads is based on the geographic area(s) you request (MLS and Counties). It is likely, other REDX users in your area will be receiving the same information. However, no two agents work the leads the same. You will be able to define specific criteria so that you only receive leads from the geographic areas, property-types, and price-ranges that interest you.
  10. How many leads will I get?

    A TON! This depends on local market conditions and how broad or specific you are with your search criteria. You should be able to look in your MLS to see the quantity of expired listings in the areas you wish to work. If you are looking for a very specific property type with a specific price range in one zip code, you will obviously get less leads if you search for several property types in many zip codes. We suggest making the searches broad enough to provide you plenty of leads to keep you busy, but specific enough so you don't spread yourself too thin across the leads you receive.
    FSBOs will fluctuate based on time of year and day of week. Remember, we deliver unique leads, an ad may run in the paper every day, however, you will only receive that lead once.
    Pre-foreclosures will obviously change depending on your county. A highly populated county with a high rate of foreclosures is more likely to have a greater number of pre-foreclosure leads when compared to a rural county with a low foreclosure rate.
  11. Is your service compatible with MAC?

    Our system will run on a MAC, but only when using a virtual PC emulator (Bootcamp, Parallels, VMWare, etc). While unable to run natively with a MAC OS, we have several clients who use our system on their MAC.
  12. Do you crosscheck the DNC? And do you give me the phone number even if it is on the DNC?

    All numbers are cross-checked against the national Do Not Call RegistryDNC. We will provide you with every number found, however, those that are on the DNC will be flagged for you to easily see.
  13. What are the system requirements for the Lead Manager?

    • A windows operating system of Windows 2000 or newer
    • 800 Mhz processing speed, (1,000 Mhz = 1.0 Ghz) and at least
    • 512 mb of RAM.
